What we will do for you in a Sale?
A member of our team will work with you throughout the transaction and be your main point of contact. We will prepare the Contract for you and negotiate it with the Buyer or Buyer’s legal advisors. We will advise you of supporting paperwork needed, such as Title Deeds, Asbestos Reports and Energy Performance Certificates.
We will assist you in answering any questions the Buyer or Buyer’s legal representatives may raise. If you have a mortgage we will arrange to pay the mortgage off from the sale monies on completion.
What we will do for you in a Purchase?
We will negotiate the contract with the Seller or Seller’s legal advisors on your behalf. We will advise whether the Land has “good title” meaning that from a legally the Land is suitable for your needs. This includes:
- Carrying out searches
- Advising on what the Title means
- Raising enquiries of the Seller including what the Planning Use is and whether it is appropriate to your needs
We will ensure you are fully aware of what you are buying and advise you of any potential problems.
After completing the purchase we will file the Stamp Duty Land Tax Return on your behalf and register your ownership with the Land Registry.
If you are buying with a mortgage, in most cases we can also act on behalf of your lender
