In certain circumstances, it is possible to circumvent lengthy legal proceedings by utilising the accelerated possession procedure; however, this will not apply to disputed cases.

In other circumstances, it will be necessary to prove sufficient grounds for possession, such as significant rent arrears or breaches of tenancy. In both cases, the first step is to ensure that the correct notice to terminate the tenancy has been served.
